Forecast 10% vacancy in the coming years ( under 5 from now ) as new supply outpaces demand and rents soften to rent increases of 0 to 2% a year.Of course nobody has a crystal ball and can say for sure 100% what will happen.

The market may fluctuate, maybe slow down a bit, but there overall trend is very clear.Just like (over) supply (plus a little mortgage meltdown) caused the 2010 collapse, it is supply (shortage) and demand that is driving this now, and there is no change in direction until we see new supply, which we could only see in the form of high rise condos in opportunity zones and downtown.Most of my crystal balls expect at least another +5% for Milwaukee this year and I don't see a real reason why "Denver" could not happen to us here.We all have real estate PTSD from 2008, but when you look back in history you realize, this was a one time event with very special circumstances.
