@Cedric StoutThis is just my humble opinion of course, but all too often with the deals that get circulated, I find the ARV to be grossly inaccurate (sometimes off by 15-20%).

Wealth can be had in real estate, but you will have pay with blood, sweat, and possibly some tears.  

That's why I'd rather be a HML or give my money to @Jay Hinrichs to manage, and I can get out at a short notice without taking a blood bath.There are two ways to learn. 

Being in South Florida where it's summer 11.5 months of the year it's nice to have ceiling fans to circulate the air in a rental and renters see it as a "plus" although I don't think it's a show stopper.My rentals are typically older buildings and many came with installed ceiling fans and I typically try to keep the fans.

Most notably, you will not be able to access outside sources of financing that aren't from a blood-relative.

As our new units come online we dont provide them and as old tenants move out we keep the ones we had in circulation for parts or spare units for the ones we still have in there from a few years ago.  

In an unofficial response they basically tell me that you can't take blood from a stone and the landlord can take the financial hit vs a tenant.  

Lawyers are now suing over elevated blood tests that were 20 years old.
