I did a quick visual and dont' know if the elctric or plumbing works.zillow shows comps of 37K in that neighborhood.

I have done a visual inspection and all seems well but what else am I missing? 

Of course we're hoping the owner will come to terms with reality and short sale the property but in case they don't we want a strategy.The county wants funds in place if a bid is made at auction so financing would have to be in place prior to that date -so somehow we have to gain access to have an appraisal, and visual inspection made.Thanks for any suggestions tips...etc!

Visual/audio?

The capacity to visualize the problem which is requisite to catering a solution and which often requires reading between the lines and knowing what to hear when people speak, that is the real challenge.

Sounds good.. but some data and/or graphs would have been nice as a visual.
