As I explained above, this is NOT a HUD home but more than likely a FHA reverse mortgage foreclosure where totally different rules apply@Daphne Barber You can visual inspect a HUD home prior to bidding but no utilities are activated nor may they be prior to contract ratification or in some cases not at all@Kathleen Clark  HUD no longer allows investors to ask for closing costs nor can an agent ask for a commission or a purchase where they are a principal

Of course we're hoping the owner will come to terms with reality and short sale the property but in case they don't we want a strategy.The county wants funds in place if a bid is made at auction so financing would have to be in place prior to that date -so somehow we have to gain access to have an appraisal, and visual inspection made.Thanks for any suggestions tips...etc!
