First multiunit purchase: need advice

I am about to purchase my first multiunit (triplex) property after being a dormant real estate investor for the past 10 years.  I currently have three single family units and have had them since ~2005 (first purchase).  I am purchasing this upcoming deal from a wholesaler who wants to assign the deed using a quit claim deed.  I am insisting on title insurance and a quick close in approximately 15 days.  There is a detached garage that I believe could be converted into a studio apartment.   I have done a visual inspection and all seems well but what else am I missing?  Oh yes, the unit is fully occupied.  Should I use a closing attorney  or is the title insurance company?  This is a non-traditional purchase and close.
