@Zachary Harrison I do a lot of estate sales and I can tell you from experience Guardians, executors, and most sales like this the sellers are trying to unload the property with the least amount of hassle.

All you flippers should at least take note:Zillow Scrambles To Punt 7,000 Homes For $2.8 Billion As AI Flipping Scheme Ends In DisasterToday, Bloomberg reports that Zillow is looking to unload approximately 7,000 homes for $2.8 billion after halting their iBuyer program, according to people familiar with the matter.Zillow is likely to sell the houses to a multitude of buyers rather than packaging them in a single transaction, said the people, who asked not to be named because the matter is private.Zillow recently said it would stop making new offers in its home-flipping operation for the remainder of the year.

Hi Bhekizwe,I see you are from Africa,(this is a serious question)Traditional African houses (Huts) would seem to cost very little to construct compared to European type houses of milled lumber.[1] Does anyone build (for example) 100 huts and then rent them out.

I am currently in a project making my fathers house ready to sell , 2000 sq ft house , 14 replacement windows , paint . 10 pre hung 6 panel doors , some framing lumber , 10 sheets of drywall some plumbing supplies and misc things and I am in close to $10K . ( NO LABOR MATERIALS ONLY )I havent done Kitchen , flooring , 2 bathrooms , or exterior needs paint and touch ups . .

1) Single-family will give you more optionality for liquidity should the need arise in the future - much easier/faster to unload a single home and an apartment complex.

So not sure I would encourage any kind of activity on the property other than maybe hunting for a few buddies 100 acres is not a lot of land for hunting but i guess in that area were they use tree stands that might be OK.. plant an apple tree :)  other wise forest management from the NW perspective is keeping people out and talking to a local forester on how best to manage the stand for commercial production IE pre commercial thinning ( if that is even a thing in Pine country it is in Fir country) limbing up the trees if your going to sell the first log for dimensional lumber
James Somers 401k or Real Estate?

Hopefully he will get a decent price, because he has to pay the real estate agent, title company, attorney, recaptured depreciation and other taxes, and mortgage... but there will be blood in the water and he will have no 401k to lean on... so he will be like the thousands of other unfortunate landlords who this year had to unload their houses (if they could)... except they had the the benefit of a pandemic market.I HIGHLY recommend these 2 books:The Psychology of Money - HouselThe Simple Path to Wealth - CollinsThey are very easy reads, very entertaining and you will learn a lot.Personally I think if I went onto Boggleheads and asked 401k or REI?
