I am confident there are many parts to this I do not yet comprehend.  

The fact that you travel for line work could satisfy a the UW's concerns or supply a letter of explanation.

.), security cameras, track remote employees (they will steal the cash), cost to install pumps, license fees, hard equipment needed- registers, apps to run the register information, accounting, legal, cases for merchandise, shelves, door hardware, heater or HVAC depending on location...This is a tiny community there won't be a local plumber and electrician... add some cost for time to contact your team and travel will make any repairs more expensive.

Confident as I am in my ability to manage the projects, I simply don't have the depth of market knowledge or transaction experience to do my own deal sourcing (yet!). 

I think the best way to overcome analysis paralysis is to align yourself with an agent you like and trust and who is well-connected so you feel confident you'll have the support you need to close the deal and get off to a good start. 

We need that experience as landlords before we can do any other investments and to be confident in doing so.
