We cannot get in without tripping the alarm.

I make sure all doors and windows open, close, lock and unlock correctly. if you have a home alarm, testing and replacing panel and unit batteries; also checking window and door entry detectors.the peace of mind for a tenant goes a long way when they feel safe in a new place.

Also consider this, post signs saying that "in support of local law enforcement, a series of drug dog training activities will be conducted on this property, do not be alarmed if you see the police or their k-9 partners next Saturday"  You can in many cases, actually allow the police to train on your property, but you have to ask them.

Bought a Minut device which can monitor noise levels and other alarms.

The lazy heathens are breeding at an alarming rate!

If wire is cut, or unit lifted, the alarm goes off.

Drop all the vices: Drinking, smoking, waking up late.Set that alarm early with no snooze.

In most cases it's the landlords, but there are items where the landlord and tenant may discuss and designate who wants to do it such as smoke alarm batteries, light bulbs, pest control, refrigerator water dispenser filters etc etc etc...Usually, if the landlord provided the appliance, the landlord is responsible for it's maintenance. 

AC ducts and fire alarms cannot be within 3 feet of each other.
