I would think, if you would feel more comfy using your realtor in this deal, but still want a good deal and not pay that good deal upfront to your realtor...then ask him to take his commission over a 6 or 12 month span.

Seems there was a reason that the old TV shows and the local news is 30 minutes long.What's the average age of members, the age group most represented, that might give an indication as to the attention span available to target.

Originally from Ohio where I bought, renovated and sold over 15 houses in a 4 year time span.

Even if you remodel today life span on flooring is 8 years. 1000 sf apartment @ $6 sf = $6000 / 8 year life span / 12 months = $62.50 per month * 18 = $1125.

History has shown me and millions of others who pay attention that over that span of time (15 years mentioned), in specific markets I watch, I will have the appreciation expected.On top of that, I have the ability to mix in forced appreciation and a few markets I work also provide cash flow.

The market is hot and I have done well, saving 100K in a two year time span.  

All you would have to do is either ramp the floor where the hallway currently is, although 2 feet in a short span like that is quite a ramp.

People have short attention spans......
