Indeed I am aware that there are state regulators and legal liabilities around this issue - a point I have made repeatedly in this thread.I like your point on the notion of a 'recurring business model' creating a much more problematic fact-pattern for an aspiring wholesaler than a one-off transaction.

I think you should give them notice anytime someone comes on the property unless it's a recurring service such as yard maintenance.
