I had my handyman take a look at it and he said either the motor needs replacing or the digital control unit needs replacing but it's beyond his handy abilities so I don't know how much this would cost me. 

I’ve had many weird circumstances in my 40 years like this where time and space have been precisely timed up to permit a “ window” ( pun intended) of opportunity for an almost supernatural occurrence to take place .looking back  I’ve escaped death on several occasions myself this way .

Sounds much more precise (and honestly friendlier.)

Once you get a contract signed and you have control to sale the property, do you already have a buyer in place? 

From the smaller mom and pops you can grow larger on your own without the loss of control that is a partnership or syndication.

When you get your license you are in control.

Also, speak to your pest control company about ways to proactively discourage them from entering the house, if possible.

Do you want to lose control over who moves into the building?

A self-directed IRA LLC or Solo 401(k) that would offer the investor checkbook control would be much better suited to this transaction.
