A BP podcast had just discussed this idea.Never underestimate the importance of property management to enhance value and increase cash flow.

They will make your operations more visible to the public and enhance your credibility.

It would be a very good enhancement to be able to apply the coupon as a landlord when designating the applicant pays so that the codes (especially those that are provided as incentives for memberships etc) don't get distributed outside those that should have them. 

Etc...I'm not saying that you need to hire everything out (as others have said, it's a personal decision), but don't discount how the extra time can help you enhance your business, your income and your family long-term.

But then you can use that information in future purchasing decisions to enhance your profit.

You can differentiate yourself by learning how to determine key financial metrics, evaluate market factors that impact property values, and understand how to enhance a property's value.  

That being said, like Dexter says, there are definitely rough pockets still.

I'd like to recommend this for a future enhancement. 

Not one time has the existence of my license even entered into the conversation except that I disclose it in my PPMs (which, by the way, does nothing but enhance my credibility).Off-topic, but since it was mentioned several times above, I don't take commissions on my multifamily acquisitions. 

OR buy in an area where the competition is smaller to enhance a quicker sale.
