In terms of taking on more liability, it boils down to what insurance will be less expensive and looking at what we are having to pay through the HOA (for insuring the aggregate of all units), it will likely be cheaper for owners to purchase individual HO3 policies to cover their units (as townhouses) as the carriers would not be taking on the risk of the entire $100M+ in aggregate replacement value, and the owners can take out policies for individual units with a whole range of carriers vs the HOA trying to get coverage through the secondary market.

I know LLCs can be used to invest in real estate, but I also read that someone created a leasing company to sublet the individuals personal real estate to the tenants with the actual owner having no liability since their leasing company LLC is the one responsible.This had me wondering how best to use an LLC, and I hope to hear from many of you to better understand how the LLC process works in the real estate world.

I thoroughly enjoyed his recent case study he did with an individual who supposedly took his training/mentorship: https://www.commercialproperty...What I liked about that case study was that the mentee allegedly bought 7 units and then 66 units, in about 9 months (from scratch), and at the time of the interview, she was in contract to close on an additional 241 units soon.
