If you run out of chips, you're out of the game.  

A very nice A class multi on the west coast or class A MHP or 3 net lease class A space those sorts of blue chips would give me peace of mind.

And so much of the monetary policies have been changed since 08...so I wouldn't put too many chips on the 18 years cycle. 

Items which are normal wear and tear (noting that your 5 year old carpet is thin in the hallway, the 5 year old paint is chipped and dingy) are not things you would charge the tenant for, but if they ruined 1 year old carpet - note that.  

It needs to be able to fully cure- meaning don't let your contractors come in and start dropping crap in it etc because it will chip- but if you give it two weeks to fully cure and keep it protected, it will last a long time.

I'd try $1000 cash for keys and use the bargaining chip that you wont go after damages or cloud their record with an eviction that will hurt them for years.
