This means there will be plenty of added cash available to cover all CC and commissions.In this scenario, you're have $40k to move forward with, which gives you a PV of $200k...and, if the two new properties are the same as the original one, your cash flow should double...or come very close to  it.Scenario 2:  Everything is just like you said, except an 80% LTV is not the norm...you're usually looking at somewhere between 65-70%.

I personally use my credit card as part of my reserves so that I can utilize my cash more efficiently but CC interest can kill you quickly if you don't have enough cash.
