A case in point, a relative of mine recently had a closing fall apart because the buyer had a large amount of cash in the bank from their house selling and pulled that cash out because they didn't feel comfortable with that much money in the bank.

That's right - there was a famous case in France (Jeanne Calment) a few years back where an investor made a deal with a 92-year old lady to purchase her home for a good price in exchange for her right to live in the house until her death.
