The rear unit has a longer term tenant and they pay $400/month religiously.

My husband and I are about to inherit a small property in the rear western suburb in Sydney and we're exploring our options for renting out and purchasing a bigger house for our family to live in as we're currently paying a rent ourselves.The property we're about to inherit is not a great deal in terms of equity and is located in an area with low RE demand. 

She needs tires and drives a rear wheel drive car.

This property has a very large and spacious 3 bed 1 bath on the first floor, a 2 bed 1 bath upstairs rear, and a 1 bed 1 bath upstairs front.

I was referring to adding a 3rd unit in the rear of the garage level, for the ADU work.If you own the whole building, you may not want to condo convert.  

The landlord is irritated that, from his perspective, you decided to just go out an get a dog without seeking approval - Which is a very understandable position - He or she is having visions of a problem tenant that will be a pain in his rear for the next year - Your job now is to let the landlord know that you did in fact ask the realtor about getting a dog and that you believed a dog wouldn't be a problem - you are making a pretty big assumption that the realtor will not acknowledge the conversation --- if the landlord still refuses the dog after you have explained your side of things, then you either find another home for the pet or pay to get out of the lease ....

Front and rear doors, 7 foot ceiling height, seperate electric meter, egress from sleeping area, and I think there is a sq footage requirement in that zoning.

My property had rotting exterior wood siding so we decided to renovate the exterior of the house with fiber cement board as well as install new front door and new wood on the front porch and rear stairs bringing the exterior in line with the other rehabbed properties.
