My title company informed me that here in Texas the amount of the B to C closing will be revealed to the seller UNLESS you purchase a second title policy for the B to C closing.

They may reveal that you don't have anything to worry about.

The Interest insured will be "contract" rather than "fee".A quit claim deed does not normally cause a title underwriter to refuse to have its policy issued so long as the title search does not reveal any indicia of fraud and the underwriter's requirements regarding insuring chains with a quit claim in it are adhered to.
