Now if you are looking to purchase for yourself, it could be a conflict of interest, but if you are selling to investors, you would make a commission by representing your investor.Also keep in mind that smaller banks and credit unions (portfolio lenders) are much less competitive and more relaxed about their rules.

Some contractors are hesitant at first but when they realize we always have the materials on site when they need them then they relax and actually like working with us.I don't provide shingles to roofers, gutters obviously, and other similar items.

I don’t mind keeping the tenants but I know the lease agreement may be to relaxed in areas such as smoking in home which is a No No for me and my properties so certain things I want to change but I have no problems at this time with keeping the current tenants other then smoking and certain things like pet requirements.

Although some guests do want to come in and unplug and relax for a couple of nights at least in my location where the big draw is hiking and skiing at the end of the day my guests wanted to go to the brew pub and eat and drink local beers then walk back and sleep before going out and doing it again the next day!
