I need some strategic and tax advice.Here is the Background: I own a 4 bedroom/2 bathroom house with a large attached lot in KCMO.

.- There is a possibility of unpaid property taxes, HOA dues, city or state liens that may attach to the property and will become your responsibility and increase your costs.- If there are IRS liens against the owners, you won't be able to get title insurance for up to 180 days after the auction.

Found potential deal but can't find the owner or any living relative everyone I could find attached to the property is deceased and all the property they owned are abandoned.

@Nina Ning not Zillow but Opendoor, they need to have the same disclosures but they often don't know a lot of the time, the upsides are they have no emotional attachment to the home and holding costs really hurt them so you can get under list offers accepted especially for homes that have spent a lot of time on the market. 

However, at the start of 2020, records have been updated, as it now shows one owing $9000 and the other owing more than $11000 (turns out that other liens can be ultimately attached to property taxes if not paid in time—in this case the county wants to recoup expenses incurred in nuisance abatement and demolition).

I prefer to sign an LOI with the Mortgage and Note attached as an exhibit before I wire any funds. 

However, I am not attached to any region in particular, as long as it is a good deal in an easy to rent area I would be interested.

. - Has the towns only liquor store with liquor license- Has an attached tavern with kitchen space and billiard table - Has 1200 sq ft. of extra space outdoor and indoor for whatever you heart desires (tasting room - we have some wineries and breweries local, retail space, etc.) 

How can I be sure it attaches to her credit report/score, so that someday she may be aware of it and take care of it?
