I’m at a point where my network brings them to me and despite being licensed not dependent on the MLS … although in recent months more low hanging fruit of overpriced property sitting for a LONG time is on my mls and sometimes looks like an option, I still prefer off market 

I'd go for MTR, but I'm biased because I manage MTRs and know how fruitful they can be with the right connections.

The pool company that supplied my pool works with a large number of builders in Sevier County and they drill a hole above the strainer basket for overfill protection on steps side of pool.  

Being nine months pregnant makes them basket cases.
