General Contractors and R.E. Investors - Partnerships that last

Hey BiggerPockets community!

I am interested in learning more about how to make General Contractor (G.C.) and Real Estate Investor (R.E.I) relationship(s) fruitful for the long-term.

For General Contractors, what does an ideal G.C & REI relationship look like? How can Real Estate Investors make things easier (and more profitable) for you?

Also, if a G.C. has a new investor approach them, and this investor does not have much experience in making fair market evaluations of costs, what things would you like that investor to research or come prepared with prior to starting that relationship?

The context I am most particularly interested in is Single-Family and Smaller Multi-Family units, but I would not be adverse to hearing thoughts in other areas.
