No one has a crystal ball but if you buy right and manage right over time you’ll do well.

I don't like wasting my time working at screening difficult applicants.If you rent to someone self employed make it crystal clear that late payment will not be tolerated.

No crystal ball and since this is owner occupied, it’s more about the quality of life for your family and making memories.. your investment horizon is long enough that any downturn won’t materially impact you, maybe just bring down your property taxes in the mean time if it does happen... congrats on the accepted offer. 

Kinda stilly to buy a new one then sell the next few years.While no crystal ball is perfect, definitely look at what your time horizons are for the property. 

I'd preflight it with the actual documentation (since it almost certainly isn't as crystal clear as I put it above) just to make sure.

@Annalise Kingston Sorry to break the bad news to you, but unlicensed wholesaling (unless you double-close) is illegal in Maine.I just passed the Maine real estate license exam 2 weeks ago and the study materials were crystal clear.Either double close or get your real estate license. 

But are you asking for someone to pull out a crystal ball and tell you today which markets will beat stocks in the future?
