The biggest ticket items were the demo/ rebuild of the back end of the house & re-pouring the patio ($6k), the HVAC system (ductless mini-splits $8k), drywall & paint ($4k with materials included), and the spray foam insulation which I did on the roof and exterior walls of the building ($2,900).

If i was to get anything else, Id grab a ****** mini van to beat around in. :)

We switched to Buildium after a year because we have/will acquire about 25 SFR, 25 commercial, and 2 mini storage facilities.

I will have a mini celebration once I hit the 79% LTV ratio on my current and only rental ;) Maybe in another year or two this will happen if the upward trend in my area continues.

I rent him space at my shop for his mini ex , bobcat , toro dingo , trailers and 2 trucks .

I thought it was odd since I had recently installed a new 3 zone mini split system where, for this 2 bedroom 1000 sq ft house, there is a thermostat in each bedroom and one in the main living area. 

I consider it to be in the Miscellaneous category, along with things like door knobs, mini-blinds, cabinet pulls, switch plates, etc...
