Looking over at the tub, we have a generic three-handle job with, again, just a shower arm and what looks like a standard tub spigot with no diverter.

On my leases that cover utilities, here is what I include in the lease:UTILITIES: Landlord pays for water, sewer, gas, garbage, recycling, and electricity.

Recycling does pay, and can pay well.

The lien is 50k but I offered to pay 20k to hopefully divert them from going through another foreclosure.

Now if property was 10 million retail center stabilized and my cash flow split was a lot larger then it might make sense otherwise I want a large upside.Attorneys that do syndication papers the good ones I have seen charge a regular fee for the first one and once set up they RECYCLE the blue print papers for the next deals and cost is much, much cheaper.
