I would talk to an experienced real estate attorney.I've spoken with other investors at these auctions, and they warn of this exact situation happening to the purchaser of the sheriff's deed....that is, a shark-investor undermining an another investor's deal by using the homeowner to redeem the property, and walking away with the quitclaim deed in hand after paying off sale amount + interest to the first investor during the 6-month redemption period.

I also had more than one occasion where a nefarious person new of a closing and new when our title co. recorded  ( they get time slots) and ran in an hour before and recorded a Trust Deed. so when I got my title policy I was in 2nd instead of first.. one call to Title and they had to make it right and then sue this person and or file a criminal complaint.

It has all the positive attributes of wood laminate flooring, but is easier to install (no need for any saws since you use a razor blade to cut it), doesn't have to acclimate like wood, and most importantly it's water proof.

We as RE investors need to always continuing on learning more about this everyday changing business, there are to many gurus out here steering new investors wrong on "played out" strategies that doesn't work and I cant stand when a new person wants to change their lively hood and a shark guru taught them something that has not work since the 80's.
