On the first occasion, I reached out to a realtor recommended by a family member but was not able to get consistent engagement and the home that I was interested in purchasing went contingent before anyone could even get out to see it.

Recently on two occasions my PM received calls regarding issues with dishwashers. 

It is unreasonable to expect a homerun your first time at bat (but it does happen on occasion - usually with a fair amount of luck). 

The seller on a few occasions mentioned they paid a million.

I have tried on several occasions to purchase MF properties there, but I buy on current returns, not on the returns I can get if I raise the rents, which seems to be reflected in the selling price. 

Is that a rare occasion for that to happen?

I've even offered on occasion to put down a lot more than that, and they've told me it won't make a difference.If your agent is telling you 1% is what they recommend, I'd do it because that's probably customary for your area.  

@Orhi Tahi tornados are fairly rare in the Austin metro, but can happen on occasion.

Typically it takes 2-3 months minimum, although I have done them in 30 days on a rare occasion. 

We screen all tenant requests and do not grant all of them, long-term we'd rather keep the owner as a client than having a steady stream of tenant to-do list items.We do have occasions when an owner wants to manage a significant repair or upgrade on their own (like a roof or HVAC replacement).
