Also, if you did intend to foreclose, it can be even more effective to buy an assignment of any liens that are Junior to yours, at a steep discount.

That said if you're buying a 2nd position note make sure you have updated information on the status of the 1st as interest/late fees could add up fast and quickly erase your equity as a junior lienholder.
