Super strong borrowers NOw a days will find better rates etc.Now its customary for Banks ( commercial banks to ask for PG's)  most do .So while I understand it completely in function I am not all that enamored with them as some sort of recovery mechanism to a loan gone bad.

From the standpoint of seeing deals early before they are listed not so much as you wouldn't be doing anything different than you are now looking for sellers.What you would learn is how to talk to sellers and buyers, how contracts function and how to protect your client whether a buyer or seller and in turn yourself when you are a principle.You would learn real estate law never a bad thing licensed or not to keep yourself out of trouble.

I am not sure if that is a standard practice of their broker or a function of the state REC, etc.I’ve tried to return the favor by giving them name and number to folks I approach to buy a property and while they indicate a willingness to sell – they are looking for full retail and not the “wholesale” type price I offer.

this is just an idea and if i lose interest in the animal shelter non-profit, i'd likely get into some other non-profit function anyways as since college, i've always been into environmental & humanitarian efforts (mostly overseas) one way or another.
