It will protect you and the lender somewhat if for example there is a big environmental lawsuit against the property in the LLC.

Other factors (social, environmental, geographical, etc) also have an impact.

land without development rights (development rights TDR sold) and an environmental easement established

Make environmental justice investments in clean water affordability and access, healthy ports and climate equity.

I suggest that if Florida has requirements for the new type of systems due to environmental issues be careful about places that need new systems that are not gravity based they are more complex and expensive. 

I am a civil engineer (structural and environmental), the good thing about my education and experience that i could get better prices and solutions for the construction cost. and I could know how much the construction cost in the real estate deals, which is a key point in the real estate investment.  

No sales means there are no real estate commissions to be taxed, no surveys, appraisals, title insurance policies  written, less opportunities for real estate lawyers, acquisitions loans, environmental reports, dollars spent with contractors improving properties for the purpose of sale, all of which create tax revenue.  

Bank wouldn't let me take out more than I put into it but, long story short I'm into the property for zero $ (well, legal fees and some environmental testing). 

Subdividing raw land is not for the inexperienced, you will need to know about subdivision laws, wells if applicable, perk tests if applicable, utility installation, zoning, deed restrictions, flood zones, phase 1/2 environmental tests, legal access, and I'm probably forgetting a couple.
