HI Joseph,It may help to find a LO who is well versed in few critical areas:- knows their guidelines and has experience that can be obtained via recommendations, video recommendations, and vet the person online or from social circle /referrals/realtors/etc- invests in real estate themselves and is familiar with your objectives and goals and knows the metrics and terms from which you are determining your objectives- Not completely necessary but if they know how to read and coordinate a cash flow, income statement, and balance sheet it will help to coordinate your objectives as wellRE investors usually present more difficult files especially when the properties and businesses are numerous.

So, I reached out to them when the housing folks stonewalled me (this was several years ago so I don’t even remember what the issue was), and lo and behold, the issue got resolved in a day.

Lo and behold a lot of the locations I gave him, my signs were not there so I had to make him go back and put the signs in those locations. 

I would also make sure whatever paperwork you are going to use for each type of transaction (cash, L/O, owner financing etc) you run by a real estate attorney. 

I'm not sure how legal that is, but I know it's ok to do that on a LO with a residential.

https://www.toledoblade.com/lo...Well, if the Toledo market hasn't had enough of two prior ordinances and one faceplant in court, we have yet another twist with the Toledo Lead Safe Ordinance.As stated above, Toledo leadership decided on June 1st to make a newscast declaring that the 2020 lead ordinance deadline of June 30, 2022 was unchanged after Covid and 18 months of inaction from the city and threatened a $10,000 fine for failure to comply by the deadline looming 30 days away.Well, today we have an article announcing a lawsuit has again been filed against the city, and it must be pretty damning because the city has immediately announced they will not enforce their deadline until August 1st (30 day reprieve).According to the news article today, we are being told the lead ordinance is still alive and well but enforcement simply isn't going into effect for a while.

Apparently these wire transfer types are a little snooty with each other.My Escrow Officer pushed her accountant to look again and lo and behold a service note was found, corrected and sent.
