Their toddler slammed the door into a coat hanger that is installed in the wall behind the door causing glass to break.

I don't know if cat pee is worse, but my manf. home had pee-saturated sub floor (so bad some parts later weakened & cracked.First coat of Kilz did wonders, 2nd coat completely sealed it (don't remember if it was oil or water based -- both are fantastic).

I showed the walls to her and she agreed they needed to be painted again and even wrote me in her threatening letter to sue me she knew they were suppose to be painted another coat.

It's amazing to see the affects a coat of paint over the brick can accomplish.I'm a big believer in the 90% rule of rehab (make your improvements appeal to 90% of people, 90% of the time).

A good handyman could probably do this in a couple days (only a few hours total, but sheetrock mud needs to dry between coats and before paint) and for $200.

Everyone is buying the low-flow flush toilets now as a landlord to save on water.If the tenant pays water separately metered then you can leave the old ones in that use more.Some issues with the water saver toilets is that tenants hate them.They have to flush multiple times sometimes.I have found the key with toilets is to not buy the most expensive and not buy the least expensive.I do not like the floating ball valve assemblies.They can get stuck and keep the water running versus the newer kits.Also look for a toilet with a larger throat opening that goes into the sewer pipe.This will keep blockages from happening as that is where things get stuck the most before hitting the sewer line.Also pay special attention when you look at a model of a toilet on the display feel INSIDE of the toilet bowl when purchasing.Some manufacturers gloss coat the outside of the toilet but then use matte coating on the inside of the bowl.You want it nice and smooth on the inside of the bowl.This helps waste and paper slide down the bowl and through the throat into the sewer line without sticking.You can also stipulate in the lease that only toilet paper is to be put in the toilet.Anything else found with a blockage the tenant will be responsible for the repair and the damage.You can even have them sign an acknowledgement form on move in.

The old colors are very bright and bold, so a coat of primer, such as Kilz or Bullseye, on the baseboards is in order first.What would be a fair price for what would basically be a full day's work for one person?

I met a real state agent that's really good who also happens to flip houses(which i'm not too confortable with...anyway) but she will be looking at properties for us and really norrow it down to the best ones and gives the numbers estimate and roughly how much will it take to rehab and how much she will listed for, and she guarantees that she can sell the property within 2months f being out in the market...so that sounds promissing... she will get 5% of the resell price... but she's really straight forward and doesnt sugar coat things, so thats good.
