I’d say invest in higher end homes and mid range seems to be saturated, at least where I am it is. 

Purchase price: $171,000 Cash invested: $14,600 4 unit property, each unit is a 1 bed/1bath ranging from 560-850sqft.

We are in the $1200 range on average.      

Lately I have been studying the multifamily property market and I continue to see cap rates between the ranges of 5-8% within 6-8 units around where I'm looking to target my investment.  

I did a quick review of Furnished Finer in Midvale, UT and it looks like your price estimate is about in line with the market but there is of course a bit of range depending on exact location/level of furnishing, amenities, etc.

I would be running numbers in the 70%-75% LTV range.

I'd be aggressive on offers in cash and potentially hold a small mortgage on a high quality asset in the $450-$500K range.

We were looking for duplexes and triplexes in New Jersey, but that market is crazy and nothing would cash flow properly and everything was out of our price range.
