Again I would think that a $10,000 profit on a $200,000 house or even a $100,000 house wouldn't be as big a deal, but from my experience a $10,000 profit on a $20,000 house can leave a bad taste in an investors mouth.As for financing for one day for a double closing, that would be up to your closing agent or closing attorney.

Soooooo busy....long shifts....tired me....BUT....definitely a source of inspiration to get more properties and kick this thing in gear.I want to add to everyone that this is exactly the kind of discussion that I was hoping to have...many amazing suggestions from lots of great folks....experts in their fields debating the merits of their different strategies...and debate over which ideas presented would be right given the parameters of the original question....and for everyone's input...We (probably everyone on BP as well) am/are truly thankful.I do believe that it is possible for everyone to have their own passionate beliefs about REI strategies(or anything for that matter)...and as they say...their is more than one way to skin a cat....that we have so many EXPERTS that are willing to join into such a discussion is also a blessing, because we are able to learn from so many different points of view.I hope that the spirited debate currently going on does not hurt anyone's feelings however...threads like these can easily have meanings misinterpreted (much easier to talk about these things in person) and without intending to people can wind up coming away with a bad taste in their mouths....That just seems to be the nature of online debate...but I feel that the players here are...for the most part...understanding that this is all for learning purposes...and that I would hope we could all go out for a beer afterward....figure a way to use the best of all strategies together and all come away with Lambourginis!!!

I am just wondering if it is an okay plan to look for a place that I am comfortable in even if some other less expensive options provide better cash flow in an area that I do not want to live or a house that has not been updated enough for my tastes?
