Only photo from the listing:As much as I hate when listings only have one photo, I found it is a good way to find listings others will pass over due to the inconvenience of having to do a drive by.

They probably wouldn't have the wherewithal to go through a lengthy and expensive legal battle - barring assistance from Legal Aid - but I still wouldn't want to risk it.

If the lengthy State Bar version and the added disclosures and addenda are really required, then so be it.

This introduction is probably long over-due as I've been a member of BP for I believe over 3-4 months.I heard about BP from a friend of a friend who told me I had to check out the podcasts about real estate investing.  

The taxes are overdue, however the county will not sell tax liens on an individual basis.Is there any way to get a hold on this property before it sits for much longer or goes to tax auction in a few years after being vacant?  

Additionally, the process for this particular loan can be cumbersome and lengthy.  

As for the bank threatening foreclosure, that process is very lengthy and they would rather negotiate either a short sale or Deed in Lieu of foreclosure, but in order to get to that position, you will have to stop making the mortgage payments. 

If a rate minimization is your goal due to a lengthy hold period you will want to request zero yield spread from the broker too so that they can find you the lowest rate in trade for more up-front fees.
