I'm invoicing my renters directly for the cost and I think you should be sure to have this in your lease agreement. 

I've considered applying to property management roles and office tenant representative roles but I've talked to some property managers for commercial apartment companies and they've told me it's mostly clerical work(i.e signing new leases and invoicing for fees). 

I'd get a couple quotes from trusted vendors and if it's cleanable, charge the full cleaning invoice to the tenant and deduct from their security deposit. 

We submitted receipts/invoices biweekly and never had any issues with getting paid.

We sent another invoice with the late fee and received a text - not a call - saying that their mother had been ill. 

We typically are making payments for your account before disbursing; perhaps insurance, repair invoices, utils, whatever, and again that takes time for MANY properties.

If they do not acknowledge a notice in a set period of time the notice is attached to their door, we are exploring adding a penalty fee for this in the lease to compensate administrative costs.We very rarely pay utilities on behalf of a tenant, when we do, we charge that amount to their invoice at no additional cost.

BP can screen and verify access and the vendors don't have to sift through the no money down deals.Please let me know to whom I send my PayPal invoice to for this idea...

My property manager provides tons of receipts and itemized repairs monthly with my invoices.

I'd recommend a landlord-specific rent collection app anyway as you can set up auto-payments, schedule late fees, send invoices and more.
