I don't believe in the global RE guru's but I do like local mentors as long as they don't want over $10K for SFH investing.

This can be tweaked to be hyper local, or reach global buyers, investors and homeowners right where they are now.

Does a global pandemic cause an economic disaster resulting in your tenants losing all of their jobs and thereby unable to pay rent?

Ditto for me -- I did a custom tile install for a duplex that originally had inserts that had broken apart and were patched together with silicon and bubble gum.

Once you get past the 2-3 property mark, you won't be hands-on managing in any case, I'm guessing - and it makes as much sense to outsource out of state (even more) as in it - if you don't mind delegating, you can make much higher returns when your selection is national or even global.
