then minus your taxes, insurance, vacancy, etc etc.... everything except your Principal and Interest (loan cost).After you do all that subtraction, what you have left is what you have to service the loan (let's say $350)You can use Excel's PV function to figure out what your offer looks like.Using 5.5% interest rate (expressed as .055/12), over 30 years (360 months or "periods"), and with $350 month gives you an offer of 61,642.62.

The amount you want to invest in something, in ratio to your total cash available will also change depending on the risk of the investment.I know with an American Express Personal Savings (High Yield) account, you can earn close to 2% on your money as you continue to let it build, which is fairly good place to start while you continue to let it build and do further research and education on the types of investments available to you.Good luck!

Store credit cards are a waste of money once you get past their initial rewards for opening the account.The only really persuasive argument I've heard for keeping lots of credit cards in your wallet beyond the standard Visa, Mastercard, American Express, and Discover assortment is for the purpose of travel hacking or some kind of rewards program.
