Some have separate entrances, or entrances that could be made separate relatively easily.

(For example by a freeway entrance etc.)

I really hope you are joking about the first part. yea I think the biggest problem is we don't have a separate entrance to actually get to the basement.

My situation is with my 3 unit property with separate entrances, a fairly large public sidewalk, and 4 car parking lot.

Ideally it has a separate entrance and will not bother other tenants.

I knew there were some homes up in back but never really drove up in to look beyond driving around my property which is the corner entrance property and has road frontage on the Main Street as well as the two roads into the neighborhood.

I personally like to put clear tape along the top of all entrance doors so you can see if it is broken. 

We rent out the lower level of our main residence that has a separate entrance and a full kitchen.
