That is actually pretty common, although the law regarding filing the tax exemption has changed in the past couple of years, before you could buy for example a house any day in 2024, but the new tax exemption could not be filed until Jan 1, 2025. 

And I think one of the WORST ways to go it is "find an agent who also invests" because there going to pump JUST what they do as being "the way", because it's what they do, so now your pigeon holing yourself to "A" persons personal preference.

The downstairs tenants are a young couple, one works about 30 minutes away and the other goes to school as an engineer.

Everyone has their own preference on how much reserves to keep.

Does anyone know of a trustworthy handyman that is priced reasonably and does a good job? I also need a general contractor with the same characteristics. I hate when my PM sends somebody out to fix a toilet that needs...

I actually prefer an older home I can get at a good price. 

Our tourists prefer gated communities with great amenities, not too far from Disney - Windsor Island, Solara, Windsor at Westside to name a few.

I prefer this to using one for a down payment.  

If anyone thinks they would be able to offer the DSCR option, please let me know as this would be the financing option we would prefer.
