Imagine what would be your ultimate goal, how much you’re willing to compromise and then try to live it in your head.

Investors see value in transparency.It can lead to a fair compromise, that suits both parties.

I can confidently say most of my weekend enjoyment is compromised by after hour calls with every possible problem that exists to mankind AND I could write a pretty dicey book... 

You need to determine if you're buying an investment property or a home to live in, you will not find a property to fit both needs without some level of compromise.  

My advice is hire a qualified CPA, CPA firm, or Tax Attorney and have discussions with that professional about proposing an offer in compromise.  

Cash now is more attractive for them than passive income.So investor suggests a balloon option at, say, 5 years.Owner likes the compromise and the deal ensues.But what if instead of the balloon, which is a less convenient position for the investor, the note was promised to be sold at 5 years with the investor serving as the broker?

Never compromise, it'll kill your career faster than a couple of bad deals in a row.

I asked for some sort of compromise and he is indicating NO.  

@Andre Crabb Miami does seem pretty tight and I can imagine that you may have to compromise on location, which is something you definitely don't want to do.Have you found anything further North or do you have any recommends around the Ft Lauderdale area?

We’re def not tied to JRB proximity but rather trying to find a compromise between my in-laws location in the southwest (granberry and sycamore school) and proximity to dfw.. so to me that says 76107 like you mentioned or watagua.. maybe oakhurst?
