Finally, I did my research up front and spent a ton of time on VRBO.com and was able to understand that I could break even at the lowest rent for a 2 bd, 1 bath on my 3bd 2.1 bath home as long as I rented for 50% of the time, my mistake was pricing it this way and being booked so far in advance.In closing, while I believe the numbers for the Vacation/Furnished/Corporate rental are great and command much more than unfurnished, when you take into account the up front furnishing costs, you can chew up $500 a month of income for two years easy just to pay back the furnishing cost.

To command a better price along this line, the investor will need to know you won't walk on the second and that may take a few deals to gain that rapport.As a note buyer, I will look to the ability of the borrower to pay as agreed and when I get paid off.

Also, I go through a lot of inventory in Michigan area and I can tell you that turnkey properties who have a Section 8 tenant actually command higher market prices.

.• Generally command average rental rates • Property finishes are fair to good and systems are adequate• Includes former Class A apartments that are 10+ years old• Complexes are well maintained• Properties will have decent cash flow and decent appreciation potential.Class C Properties: • Built within the last 21-30 years (varying degrees of deferred maintenance).• Typically occupied by blue collar workers and even some Section 8 tenants• Usually have below market rental rates• The projects have fewer amenities• Renters by necessity. • Properties will have decent cash flow but appreciation has to be created with physical improvements (remodeling, aka rehabbing or repositioning)."
