So either you spend a ton of time learning this market both online crunching numbers, analyzing trends, understanding city regulations and quirks and walking properties until your feet hurt and you are short of breath from breathing in so much mold or you work with someone who has done that for you.

Chapter 7 they can breathe again and generally cannot start new credit for another 6 months minimum so should have some cash to pay the rent.No legal advice given.
