Carolina so prices im sure are different, but for a 30+ year architectural shingle on a house that size I would figure it would be closer to 4,500-6k (for a licensed roofing contractor). 

As a buy / hold investor the aspect of PM that excites me the most is the Improvement of a neighborhood through beautification (landscaping, hardscaping, architecture etc)(flowers!!

Be the first to communicate the progress.In my current profession (architecture) communication is the first thing that can hold a project together.

So unless you have some sort of a design, engineering, architectural, or construction background, just sub out the project as a GC, and be there throughout he project to learn.

I also got into real estate investing for that same reason....I'm super intrigued to get into the architecture/design of residential/commercial properties.

I also work in architecture so I am familiar with construction and design.
