The house has great bones, new sheetrock, new HVAC and Water heaters (2 of everything), the wiring and plumbing have been updated in the last 3 years, and within the last decade new windows.Repairs wouldn't be major to polish this gem, minor modifications.

I brought up my concern about the market suddenly catching wind of this hidden gem and buying up the remainder of the lots or the seller raising his prices.

Me, I'm a theatre person and would dearly love to see this gem of a theatre resurrected.

There are some gems in there though, absolutely.  

The positives of the big or weird SFH that could be a duplex is that you aren't competing with other MF and your looking for the ugly ducklings that many SFH buyers don't want.To find these gems will take work.

But the house hack method of, putting down a small amount, living there for a year, then moving to another property and repeating the process, doesn’t work in this area with only 3% down.There are some properties, some rare gems, that break the mold and offer great returns for less than 20% down but they are few and far between.

It is hard to find the gems in certain neighborhoods.
