- Proximity to our main (and public) location ... 10 mins drive away - Affordability- Existing Improvements & Layout (structures w/ concrete flooring, electric, water well, laydown yard, barbed wire fencing)- Semi-Private location (this will not be a business site where our customers will visit) It's tough for me to get over the environmental concerns of the Junkyard next door.

As a land broker, I've noticed many times that people buy "cheap" properties at tax sale, but later it turns out that the previous owner who defaulted on the taxes didn't necessarily lose it because they didn't have money/couldn't afford the tax bill, but rather because they realized the property doesn't have legal access, doesn't have good zoning, has environmental or topographical challenges, etc, so instead of having an lifetime of useless tax payments, they default and let it go to tax sale.

12+ hours is nothing hahaHmm things during a 12 hour day--You could be on phone all day dealing with loan underwriting, due diligence if done yourself can literally be a 24-7 thing if you get into environmental, legal, title, physical, insurance etc.There's a lot of variables too what types of deals are you doing?
