If you are smart, find a park that is desperately trying to unload abandoned homes, it will save you money.

Perhaps you used Sustainable Forestry Initiative (SFI) lumber in your rehab.

If you have a good shot at unloading the package as a whole, keep that seller happy.

Things such as real lumber roof deck, which all homes built before 1970 have, should save you money on insurance.  

But of course I would like to cash flow until it comes time to unload the property.

After hurricane Katrina I did a bunch of remodeling work and flipped a house that didn't go great during the 08 crash so it became a rental until i could unload it.

Also another major issue is with his framers.. they leave the job a mess.. they will go into the new lumber pile grab a nice two by four and cut off a foot of it.. instead of hunting around for a smaller piece they don't care.
