I recently purchased a duplex near a university and will most likely be renting to students.

At this point we ARE ready to jump into investing ASAP and are looking for rental properties to invest in the Cincinnati or Dayton areas, or anywhere in between, i.e. in Oxford, OH where we both attended Miami University.

We host the Fiesta Bowl, concerts for major artists (Metallica was recently here), and there is an Air Force Base right next to the University of Phoenix Stadium.

If you drive the 4900 block of Cedar St you’ll see a beautiful 3 story victorian twin homes that have gone up in price over the past year and a half.West of 52nd in the Cobbs Creek area rehabbed homes have began to sell very quickly on the market as well as people have started flipping and putting homes on the market.There is a large amount of development projects planned in University City over the next ten years.

VCU and USC are similar size universities, so student rentals are a greater percentage of the market in Columbia vs Richmond.

I’m familiar with student housing having managed a 20 unit complex near a university.

I deal universally with 2-4.

Given I am near 3 universities, should I still time the purchase with fall/winter since there seems to be slightly lower prices and just accept the fact that it'll be harder to find students in the summer and I might have a vacancy of much higher than 10% for my first year?
