Have you considered translating your marketing experience into sourcing off market properties? 

The okc median income is $56k for a household which translates to the max they can afford in rent to being around $1500. 

In actuality, a 10 percent drop in demand can translate into a 30 to 40 percent decline in rents.A percentage drop in rent is not linear with a percent drop in demand. 

That was over 20 years ago, I did EDI programming with EDI translators, and programs are written where if you have approval, it will automatically debit one account and credit another one at another bank.

This insight will translate into a better understanding for you as the investor.
