Given that you said you don't have the time or money to fix one up, perhaps you can pick up a 4-plex in rent ready condition, (at a killer deal) with $0 down, and save the $15K to cover CAPEX until you can build up the cash reserves to cover it. 

@Adam Jaken - There are a lot of places and avenues where you can definitely make more than 5-6% but I would suggest you pick a place and research it to get to know the market.

Learn about the areas and then pick a few that you like.After you have done that then you can start looking for bargains from wholesalers and get leads for what you want.

I'm looking to get a better broad picture of what is involved with being a landlord, and would obviously also like to pick your brain about the process and lessons you've learned.
