Of course the suit lost in SF, but I believe it’s in CA Superior Court on appeal (don’t quote me on that, but it is in some appeal process.)

Tom Dillon If both the 1st and 2nd are underwater the monies go to superior liens (taxes/HOA’s in some locations etc), then the 1st gets the balance until it it paid offA second essential gets wiped out (gets nothing).

Lifestyles does not have a magic formula of success, or any great deal flow outside of normal channels, or a pipeline to superior investment opportunities.Paying $500, or $15000, or $50,000 to any "mentor", will not get you close to being able to retire in five years.

If you are self-employed - Solo 401k would be the ultimate choice, it has number of advantages making it more superior over an IRA.

The lien amount was $10k and the foreclosure amount was about $5k so I was trying to determine if there would have been an additional liability of $5k if bought at tax deed.I spoke with two real estate lawyers about it this morning and while there is some ambiguity with the tax deed sale law and HOA liens, it seems that the tax deed sale is still superior to the HOA and would wipe those out.

The Duluth/Superior market is an interesting market as it is a mix of college rentals, multifamily, and traditional single family rentals.

I would assume (I know, never assume, but while I am trying to learn & understand the process and before I go down to research a home's title) that the situation on something like this would mean the home is owned outright and the only other things that would come along with the Deed could superior liens (IRS, Child Support, etc.) and not a 1st mortgage.
